Do You Need an Electrician to Install Aqara?

Updated

Aqara tells you to call a professional electrician for some products and says nothing for others, and AI answers on the subject often get English law wrong. This guide sets each kind of Aqara job against the Building Regulations for England, and marks the places where JACK's own rules go further than the law.

In short

Most Aqara jobs do not need a registered electrician. In England, swapping a light switch for an H1 or H2, adding a relay to an existing lighting circuit, wiring a doorbell to bell wire and fitting battery locks, sensors and radiator heads are not notifiable, so a competent JACK pro in London can do them; ask your pro for a Minor Electrical Installation Works Certificate where the 230 V side is touched. A new circuit, a consumer unit or an addition or alteration within a bathroom's zones has to be notified, which a registered electrician handles and JACK does not book, and JACK sends any wiring at the boiler to a Gas Safe registered engineer.

What does Aqara say about electricians?

Aqara mentions electricians for some products and not others. Its words are advice, not English law:

  • U200 keypad, wired: 'A compatible transformer should be installed by a professional electrician'
  • Single Switch Module T1: 'You will need a professional and qualified electrician to install this switch module'
  • Dual Relay Module T2: meant for people familiar with electrical installation, with a professional electrician suggested for everyone else
  • Light Switch H2: its wiring-error FAQ says to consult a professional electrician for installation
  • Shutter Switch H2: Aqara suggests your motor installer or an electrician to set the motor's end positions

England has no licence for electricians. The Planning Portal says the Building Regulations do not restrict who may carry out electrical work; what they control is which work building control has to be told about.

Only three kinds of home electrical work are notifiable in England

Regulation 12(6A) of the Building Regulations 2010 lists them:

  • A new circuit from the consumer unit
  • Replacing the consumer unit
  • An addition or alteration in a special location: the space around a bath or shower, from the floor to 2.25 m (or the shower head, if higher) and 0.6 m out from the edge of the bath or tray (1.2 m from the shower head where there is no tray), or a room with a swimming pool or sauna heater

Everything else can go ahead without notifying anyone, though it must still be safe and meet BS 7671, the wiring regulations. Two claims AI assistants make are wrong: a like-for-like switch replacement is not notifiable even in a bathroom, because the special location is the zone and only additions or alterations there count; and Part P does not require a registered electrician, it requires notification of those three kinds of work, which a registered electrician can arrange for you.

Most Aqara kit never touches the mains

Sorted by what is behind the device:

  • Nothing wired: the U200, U200 Lite, U600 and U500 locks, the W600 radiator thermostat, the curtain and roller-shade drivers, battery sensors and the Smoke Detector
  • A plug or USB lead: the hubs, the Presence Sensor FP2, indoor cameras and the Power Plug H2 UK
  • Extra-low voltage: doorbells on bell wire, a wired U200 keypad at 12–24 V, and PoE doorbells, cameras and hubs
  • The 230 V side: wall switches, relays, a new bell transformer, a floor-heating thermostat and Aqara's mains roller-blind motors

Which Aqara mains jobs does a JACK pro do?

Each of these is a replacement, or an addition to a circuit you already have, outside a bathroom's zones:

  • Replacing a light switch with an H1, H2 or Dimmer H2, including a deeper back box or a neutral run down from the ceiling rose
  • Adding a T1 or T2 relay to an existing lighting circuit, in the switch box where it is deep enough or in an accessible enclosure near the light, never sealed into a ceiling
  • A bell transformer swapped like-for-like, or a new one fed from a fused spur
  • A fused spur from an existing circuit for Aqara's 230 V roller-blind motors, the Roller Shade Controller T1S and the Smart Roller Shade Controller
  • Replacing an existing floor-heating thermostat with a W500, outside a bathroom

On any of these, ask your pro for a Minor Electrical Installation Works Certificate. In a rented home, agree the work with your landlord first.

When does JACK send the job to someone else?

These are not booked through JACK as part of an Aqara job:

  • A new circuit, such as a supply for floor heating where no existing circuit will do, or a transformer on its own new consumer-unit way: a registered electrician
  • A relay on the DIN rail inside the consumer unit: JACK does not put devices inside the consumer unit
  • Fixed electrical work inside a bathroom's zones, including a W500 thermostat fitted in a bathroom: JACK's own rule, and additions or alterations in the zones are notifiable anyway
  • A T2's dry contact wired at the boiler, which Aqara's UK shop suggests for boilers that accept dry-contact control: JACK sends any wiring at the boiler itself to a Gas Safe registered engineer
  • The Valve Controller T1 on a gas valve: JACK fits it to water valves only

Gas Safe Register draws its line at the case: one held on by a number of screws is normally a functional case, which no one who is not Gas Safe registered should remove, though another competent tradesperson could replace a non-gas part behind a purely decorative casing. JACK's boiler rule is stricter, because no one can judge each boiler's casing from photos.

Photos let JACK route the job before you book

Pros on JACK work in London only, and the fixed price is set before anyone arrives. Send:

  • The Aqara devices, and what each one will control
  • The switch, transformer or thermostat being replaced, and the consumer unit with its cover shut
  • For anything near a bathroom or the boiler, a wider photo showing where it is
  • In a flat or a rental, the managing agent's or landlord's go-ahead

JACK does not sell Aqara devices. A back box, spur, enclosure or transformer the job needs is agreed at cost before you book.

How is Aqara installation priced in London?

A vetted pro prices your Aqara job from the models and your photos, and the JACK app shows that fixed price before you book.

What the job touches moves the price more than the device does. Pairing a hub, fixing sensors, clipping a Curtain Driver E1 onto a rail or fitting radiator thermostat heads is set-up work. A smart lock is locksmith work on the door. An H1 or H2 switch, a Dual Relay Module T2 or a 230 V blind motor is mains work on an existing circuit, priced for isolating, connecting and testing.

The home comes next: a multipoint door that needs adjusting before a lock goes on, a bell transformer too weak for the doorbell, a PoE cable through solid brick. Where a job needs a second pair of hands, your pro can ask another pro on JACK to help through the Pro2Pro feature. Several devices, Aqara or other brands, go on one booking for one fixed price.

You buy the Aqara products; JACK does not sell them. Accessories the job needs, such as a replacement cylinder, a deeper back box, a 12 V plug-in supply or a PoE injector, are agreed and added at cost before you book, and so is parking where it has to be paid for. Prefer to pay for time? As a guide, hourly hire is typically £45–£95 per hour for smart home work, £55–£110 for electrical work and £60–£130 for locksmith work, and a full-day handyman booking is a flat £350–£400 for up to 8 hours on site.

Frequently asked questions

Who can fit an Aqara light switch in England?

Any competent person; it need not be a registered electrician. Swapping a switch for an Aqara H1 or H2 is a replacement, which is not notifiable, so a JACK pro does it to BS 7671 and tests the circuit. What decides the job is the neutral, the box depth and the bulb load.

Is swapping a bathroom light switch for an Aqara switch notifiable?

A like-for-like replacement is not notifiable even in a bathroom; only additions or alterations inside the zone around the bath or shower are. JACK still does not book fixed electrical work inside bathroom zones, so a switch there goes to a registered electrician.

Aqara says to use a professional electrician. Is that the law in the UK?

No. It is Aqara's advice, written for many countries. English law has no electrician's licence and controls only which work must be notified, so a competent pro can do non-notifiable Aqara work, and you can still book a registered electrician if you want to follow Aqara's wording to the letter.

Can a handyman install Aqara?

For most of it, yes. Locks, sensors, hubs, radiator thermostats and curtain drivers involve no electrical installation, and a competent JACK pro also does non-notifiable switch, relay and doorbell wiring. New circuits and bathroom-zone work go to a registered electrician.

Can a JACK pro wire an Aqara T2 relay to my boiler?

No. Wiring at the boiler often means opening a screwed-on case that Gas Safe Register says only a Gas Safe registered engineer should remove, so JACK sends that part to one. The pro can still fit a T2 for other jobs, such as switching lights.
